Top tips for moving to Spain from the UK

Top tips for moving to Spain from the UK

Are you thinking of a life in the sun and don’t know where to start? Take a look at our top tips for moving to Spain from the UK.

Learn the language

Getting to grips with the Spanish language will make life a lot easier when it comes to starting your new life in Spain.

There are many ways to learn the Spanish language; whether it be group lessons, one-to-one lessons or online lessons, there are plenty of options to help get you started.

Make sure you are correctly registered for Healthcare in Spain

As an expat, you are entitled to free state healthcare. All residents in Spain need to register to access healthcare.

Once registered for healthcare, basic state services are free, but there are some things that patients need to pay for.

UK nationals usually access the Spanish national health system in one of these ways:

  • If you are employed or self-employed and make social security contributions in Spain
  • Registering a UK-issued S1 form with the social security office
  • Through entitlement to healthcare as a permanent resident if they’ve lived in Spain for 5 years
  • Paying directly into the public health insurance scheme (Convenio Especial)

Get a visa

Since the UK left the EU, it is considered a third state. Since 1st January 2021, any British citizen who wants to emigrate to Spain will need to apply for a visa.

Before you move to Spain, you must apply for the appropriate visa from the Spanish consulates. After submitting an application at the Spanish consulate, and the consulate approves the procedure, you get a visa that allows entry into Spain.

There are many types of Visas which will get you entry into Spain. Please see below information on popular visa types and links for additional information.

  • Golden Visa- The “Golden Visa”, is a fantastic opportunity for a non-EU citizen to invest in property while also obtaining a Spanish/EU residency visa. The scheme is for investors with an investment budget of £500,000 or more, and can be invested across a portfolio of homes. Contact the team at Dream Spanish Homes for more information – [email protected]
  • Non-working residence visahttps://bit.ly/3B7IHEM
  • Employee visa – https://bit.ly/3eJ8b3E
  • Self-employed work visa – https://bit.ly/3BATMQo

You must tell the UK government offices that deal with your benefits, pension and tax if you are moving or retiring to Spain.

Check your profession is regulated

Regulated professions differ between EU countries. To find out if your profession is regulated in Spain, visit the regulated profession database https://bit.ly/3cVo5rr

If the profession you want to practise is not listed, it may be possible that it might not be regulated in Spain. If you are unable to find any information about your profession, contact the National Assistance Centre for the Recognition of Professional Qualifications as they will be able to offer additional information.

Top tips for selling your home quickly

How to sell your home quickly

If you have been thinking about moving house for a while, now is a fantastic time to put your home on the market.

Here are our top tips to ensure your home sells quickly and you can get the best possible price.

1) First impressions count

Before a potential buyer enters your home, they have already made their mind up on what they think of your property. Your house may be beautiful inside, but if the outside does not look great, you may jeopardise your sale. Most people only focus on the inside of the property and making sure it is well presented, but the exterior is as equally important. Before any potential buyers come to your house, spend time tidying up the outside of the house – plant flowers, have clean pool water, trim bushes, remove weeds, and repaint the front door. Think like a buyer, if you are buying a house, what would you like to see?

2) Clear the clutter

One of the biggest reasons people give for wanting to move house is they would like more space. A home free of clutter instantly feels more spacious.

Research has shown almost a fifth of buyers (22 per cent) wouldn’t make an offer on a property because it was too cluttered,”. Before any potential buyers come to view your property, take time out, and declutter all the rooms in your house. If you don’t need it or use it, take it to a charity shop or throw it out. If you want to keep it, temporarily put it away (no one sees what is in your cupboards) and keep your blinds and curtains open to let in plenty of natural light.

3) Spring clean

A clean home will reassure potential buyers that the property they might be looking to invest in is well cared for. Kitchens and bathrooms help sell a home, so we highly advise you to do a deep clean of the kitchen and bathrooms as these are the areas that most people will focus on.

4) Eliminate bad odours

Bad odours are an instant turn-off for potential buyers. When you are living in a property, you may not recognise odours in your home, such as pets, cooking, smoking etc.

5) Fix it

Do you have a door that doesn’t close? Or maybe a dripping tap? Fix it before you accept viewings.

6) Keep it neutral

Home sellers should always opt for neutral tones like beige, grey, and white when trying to sell their home. These warm colours will help buyers visualise themselves living in it as they can put their own stamp on it when they move in.

7) The right agent

Your home is one of your biggest assets so put it in the hands of an agent you trust.

At Dream Spanish Homes, we have been helping turn dreams into reality for over 16 years. We are one of the fastest-growing real estate agents on the Mar Menor, Costa Cálida. We offer our customers complete peace of mind and are the only agent to give you more.

If you would like to sell your property, contact the Dream Spanish Homes team and book a free valuation.

A Smarter Way to Pay for Family Holidays

A Smarter Way to Pay for Family Holidays 5

Family holidays are such an expense that many people save, book and plan their many months in advance. But is there a better way? Savvy parents have been taking advantage of a great time to, instead, not just have their own property abroad but have optional rental income pay for their own holiday. Meanwhile, instead of a huge – and lost – outgoing every year for family holidays, your family enjoys an asset for the future and the option to spend more time in your dream home as family circumstances change. Why is it a great time to find out more?

The Brexit Opportunity

We – a highly-rated family business with 15 years of experience providing homes in Murcia, Spain – have enjoyed seeing our clients study the opportunities presented by Brexit. Many have discovered how the change ahead can make this current time an ideal time to act.

Firstly, an important note – buyers from GB and Northern Ireland, who are a vital part of the economy in Spain, have been told their lives will not be disrupted post-Brexit by any less than Spanish Foreign Minister Alfonso Dastis.

Let’s take a closer look at the reasons to take steps towards your dream Spanish home now:

  • Rising prices – Sales in Spain increased by 16% in 2017, the fourth and biggest consecutive year of growth. The figures also show that sales were up 8% in December, the highest monthly growth since December 2008 (source Land Registry via PropertyWire). Now is a superb time to buy into the rising trend in case of continuing price rises.
  • Great demand – A steady property construction market in Spain means outstanding choice and quality. We’re seeing a great standard of dream homes for our clients, who’ve been delighted to find out just how far their budget can stretch.
  • Rental income – While a smaller group of buyers are adopting a ‘wait and see’ approach to Brexit and buying property in Spain, this creates a strong demand for rental properties. The outcome? Great rental demand. So, while those who delay may well be buying at higher prices in the future your own income vs property cost will be at the current strong rate.
  • Exchange Rate  – Peaks and troughs in recent years have led – however – to relative stability in recent times. This means there’s an advantage to buying while this remains. Could a move closer to Brexit cause a change? Certainly.

Buying in Spain for Families

Owning your own dream home in Spain creates a place in a community and location those close to you will love. We know the benefits because we feel for Spain ourselves!

Some things you’ll discover:

  • Freedom – The ability to self-cater, or enjoy eating out, when you please makes owning a holiday home a family budget-friendly choice. Relaxing in your dream home as and how you wish, as opposed to fitting around a hotel’s schedule, makes a holiday home a treat for families.
  • Home from Home – Compared to a hotel room or a rental, having your own choice of furniture and the things you love most around you in your dream home makes for a genuine extension of your family space. It also means your kids will always have plenty to do, indoors and out, with their choice of toys, games and activities.
  • Part of a Community – Getting to know your favourite spots for food and drink, your latest discovery for great walks or that perfect beach is one of the real joys of owning an overseas home. A flying visiting to one location or another can’t compare to the local knowledge of exploring your new local area.

Why Rental Income Makes Sense

One of the main benefits of part-renting a property we often hear from our clients? The adaptability this allows. For example: the ability to change how often the property is rented based on the family’s needs. Gerry Flynn of Dream Spanish Homes outlines another great advantage: “Family circumstances change when kids grow up, parents take retirement or growing extended families become a costly exercise to take to a hotel overseas!

“Owning your own dream home in Spain, with the option of renting the property out when you please, doesn’t just adapt easily to all these situations but actually makes such changes work well for you.

“For example: being able to spend more time in the dream home as kids leave home, having a retirement escape already within your budget and a place for extended family to call ‘home from home’ together are fantastic bonuses to the already long list of ‘pros’ you’ll find when you own your own dream home in Spain”.

The Cost of Waiting

Too often we see customers waiting ‘just another year’ to buy – which is, of course, their choice and one we respect hugely – in the hope that a purchase price may fall by an amount equivalent to the price of a few drinks a month when the mortgage quote is created.

And in the meantime? Thousands of pounds spend on holidays could have been saved if the property was already in place, perhaps even covered completely by rental income.

Expect More!

Thanks to the strong local property market and our local negotiating power, we pride ourselves on being able to provide FREE extras like aircon, furniture…or even a car!

Depending on the value of the property you buy, we’ll make your first visits to your dream home even more special with a bonus luxury with our thanks.

With 15 years of experience and perfectly placed to source properties in the stunning areas of Los Alcázares, Mar Menor, Costa Cálida and Alicante.

Whether you’re looking for a beautiful family holiday home, a high return investment property, or a golf resort villa to retire to, we can find the perfect property to fit your needs and budget!

Here’s what our customers say:

“They were so informative in every way throughout the process from viewing properties, offers, agreeing a property and then assisting on post sales inquiries. This meant so much to us as it takes the pressure off you and is so reassuring especially purchasing a property overseas. We will be recommending DSH to our friends and family.”

“We met with Gerry and having given him our brief within a couple of hours we were standing in local properties, one of which is now our new Spanish home! We are delighted. There was no pressure and we were actually encouraged to think about it for a couple of days (which we did) and then went back and took the plunge.

“If you are looking to buy in this area talk to these guys.”

Buying Property in Spain? Act Now!

Buying Property in Spain? Act Now! 6

If you’re lucky enough to be thinking about property in Spain, you’ll – no doubt – have wondered how to time your purchase to get the best from Brexit. Well, we’ve got some good news. We’ve been advising clients on some STRONG reasons to profit from investing now, thanks to a range of great benefits there to be enjoyed by those who act in time. Read on and we’ll explain our expert view…

Prices On The Up

Increasing prices in Spain mean a host of advantages to buying soon. A strong start to 2018, following rises in 2017, means a great time to act with the price rise in place long enough to look like a trend but recent enough to keep prices affordable. For now.

The PropertyWire specialist news service describes the market in Spain as being “at the highest level since the market started recovering”, adding: “Land Registry data published by the National Institute of Statistics show that sales increased by 16% in 2017, the fourth and biggest consecutive year of growth. The figures also show that sales were up 8% in December, the highest monthly growth since December 2008.”

Brexit? Your Reassurance

Buyers from GB and Northern Ireland – a vital part of the economy in Spain – have been told their lives will not be disrupted post-Brexit by any less than Spanish Foreign Minister Alfonso Dastis. Our experience, based on many years of helping people to find and move to their dream Spanish home, shows that the valued overseas buyer community will continue to be an essential and protected group.

More Choice Than Ever

The buoyant property market in Spain means a confident construction sector building a superb range of high-quality, stylish homes.

Developers are willing to not just invest in the standard of property available but make sure the design features and finish of their homes are first class.

Put simply: it’s a great time to browse the best of the local market and see just how far a wide range of budgets can stretch.

Profit from Change

We will, of course, still see some hesitancy from a small number of buyers who – perhaps – aren’t receiving the quality of advice our clients enjoy.

This tends to make an increase in rental demand and prices happen. So, while you’ve have bought your new home at the still-low current prices, if you decide to rent the property out you’ll enjoy the likelihood of rising rental values. Set against your initial outlay, while the ‘wait and see’ minority will be paying more for purchasing and rental costs your Return on Investment is likely to be larger.

Exchange Rate Timing

The one thing we know about the Sterling v Euro exchange rate for certain? It doesn’t sit still for anyone!

Peaks and troughs in recent years have led – however – to relative stability in recent times. Meaning there’s an advantage to buying while this remains. Could move closer to Brexit cause a change? Certainly.

Timing-wise, stability now will always beat uncertainty later.

The Right Time for You

Is it the right time to move for you, your family and your finances? This overriding factor is a huge consideration and, barring any hugely pressing outside factors, is the one we advise our trusting clients to act on first and foremost.

When you’ve waited for a move for many years, the right time is clear. Holding back, at the risk of things like your own circumstances or exchange rate changing, could be a step to the dream purchase being prevented from ever happening.

Spain is Spain!

Spain is the destination of choice for investors, families, retirees and more thanks to the area just making sense for their dream purchase: an incredible climate, a warm welcome, a great English-speaking professional and social community, superb food and much more.

We’re a family business who fell for Spain (particularly Murcia) because of everything it offers. We love making that happen for clients old and new.

It also remains VERY much unchanged and, right now, the only thing changing is the price and market in Spain: with both of them only going one direction of late!

The Cost of Waiting

To often we see customers waiting ‘just another year’ to buy – which is, of course, their choice and one we respect hugely – in the hope that a purchase price may fall by an amount equivalent to the price of a few drinks a month when the mortgage quote is created.

And in the meantime? Thousands of pounds spend on holidays could have been saved if the property was already in place, perhaps even covered completely by rental income.

Surprise Benefits of Buying a Spanish Home

Surprise Benefits of Buying a Spanish Home 7

We love Spain and the Spanish holiday home market so much we moved to Murcia to open a property business! And we love hearing from our customers about the things that make them fall for Spain over and over again. We asked our friends and clients who’ve bought their own Spanish property for the favourite bonus benefits they have discovered since their move to a dream home in the sun!

1. Love Cruise Holidays?

It’s easy to forget – when you’re relaxing on a tranquil beach without a care in the world – that you’ll be sharing a country with the major Barcelona cruise ship port.

So, not only can you treat yourself to a cruise holiday from time to time without those costing international flights BUT you can be close-by to access the best value trips, including short-notice bookings.

Barcelona offers, of course, the popular ‘Western Med’ route. But, with your holiday home relatively close, you can look out for bargain repositioning cruises, inaugural sailings or even treat yourself to a cabin upgrade.

2. Lasting Popularity

Our clients tell us that the timeless popularity of Spain for overseas visitors – and no wonder – means the reassurance of rental incomes and property values less prone to fluctuation.

You’ll have seen property TV shows offering the advice of ‘location, location, location’. This approach applies more than ever to Spain, where demand for quality property remains strong,.

3. Every Day, Your Way

Again, it is easy to imagine Spain, from an overseas property buyer’s point-of-view, as a land of sunkissed beaches and airy terraces.

BUT property buyers in the country also enjoy being able to explore the likes of Madrid and Barcelona at their leisure.

Major events, holiday seasons and more become much more workable as a tourism option when you’re already a property owned in Spain. Property buyers love knowing they can travel with ease to bustling centres, world-class cities and – of course – high-profile sporting occasions.

Take your pick!

4. A Destination for Family

Spain is both a place to get away from everything, and everyone, yet it is still in each reach for favourite family members and good friends who can make the trip.

Putting time aside to take in stunning Spanish locations with those closest to you could not be more different from squeezing in catch-ups between work and other pressures ‘back home’.

5. Real-Time for Each Other

Couples who are newly-arrived buyers of property in Spain often tell us that they have never known such a sense of seemly-endless time to spend with each other; perhaps in a lifetime!

The enjoyment of waking in your own property with no pressing schedule and the cost, town or area of your choice at your feet truly gives a sense of time standing still.

6. A Real Home-From-Home

Instead of living out of a suitcase, you can fill your dream Spanish property with luxuries from home.

Favourite TV, books, food and décor items? They can easily find a place in your own Spanish property, making it a place to truly savour in your own time, surrounded by your favourite people and things.

Enjoy!
